Have to say that after being offered an exhorbitantly high and different loan to that originally offered/used to entice me, Tenant Loans were true to their word and paid me back their fees straight away upon request.

i applied for this company and although i had 3 ccj's and 5 defaults they did get the loan i wanted for 3 thousand pounds through a company called flm which did require a guarantor!!! everybody knows at least one uk homeowner its not secured against there home so i got my neighbour to do it for me. once id sent my forms off id got my loan 5 days later!!!! 5 months later when i needed another loan for one thousand pounds i gave tenant loans a quick call and they arranged a another loan for me straight away with a different company which did not require a gaurantor!! both loans are brill, i got what i wanted both times and if you really cant find a gaurantor all u need to do is ring them and tell them and they can find you something else!!! thank you tenant loans

I too fell into the trap of being had by these people. i gave all my personal info to them and asked for £5000 and they said i was 100% guaranteed a loan I then spent the next ten minutes trying to find out if it was actually guaranteed and she gave me her word that it was guaranteed. the next day i received 3 letters one being the flm guarantor loan the second being an alternative which was provident for up to £500! and thirdly ANOTHER application for tenant loans requesting I pay another £49.95. I immeiately sent an email to their customer services stating that nowhere in the conversation I had on the telephone did she tell me I might have to use a guarantor, secondly Provident dont deal with my area and thirdly how stupid did they think I was to think that I was going to pay another £49.95. The email was finished off with either they contact me via telephone/email within 24 hours otherwise I was going to lodge a complaint with the OFT and this was the email I received:
Thank you for your email.

Apologies if you feel in any way dissatisfied with any aspect of our service to date. I have today requested a refund cheque to be sent to you to the value of £44.95. This amounts to the application fee paid by yourself less the £5.00 statutory brokerage fee payable to us under the Consumer Credit Act 1974.
Please allow up to 5 working days for this cheque to be received through the post.

Please do not be fooled with their "promises" of a "guarantee"

I have posted this up here before but just to confirm, I work for the company and am happy to arrange a refund for anyone who is anything less than 100% satisfied with the service which Tenant Loans have provided.

i have received an email offering me my money back it should be with me within 5 days, received email same day as sent complaint in. if anyone needs help with getting their set up money refunded feel free to email me and i will help if i can :) thanks to Kenny for email addresses and help :)

I wish i had looked into this company before i parted with my £49.95. don't believe they are doing you a service they are not doing anymore than you could do for yourself. they are offering a service they have no intention of going through with because in fact they can't! we were offered £6,000 at 15.2% APR over 5 years which is pretty good huh? all we have to do is pay £49.95 to process it and its ours! (all done on the phone of course) two days later we received two offers from two different companies (one a car finance company) offering us £3k each at 36% APR!! is it just a coincidence that most the offers are from FLM? please do not entertain these people, they are taking money from you with promises of something they have no way of delivering. As for the matter of the guarantor we were not told at any point that this would be required, it was a complete surprise to us especially as we were told we would be in procession of the money within 3-5 days!! I for one wont stop until i have my money back, as i believe that this is obtaining money by deception which is a criminal offence and i shall be taking relevant action to get my money back, i shall also be contacting watchdog although i shall be pursuing this independently.
please think twice before parting with money up front for anything i am kicking myself for falling for this...i know better! a real brokerage company will get any payments from the companies that you take the service out with, giving them your business and paying their interest rates! I have emailed the Directors and politely asked for my money back, I will post back and let you know how i get on, and if i don't receive the refund will keep you up to date with the various authorities and measures i take to get it back. its not £49.95 its the principal!

These are the directors of Tenant loans which are part of the Richmond group.
I sent them an email with my ref no off tenant loans on, headed CRIMINAL DECEPTION BY TENANT LOANS.
I went on to tell of my intentions to report the matter to the Police, within 10 Min's of pressing the send button a general manager rang me refunded me instantly and apologised, try it it will work.

I have paid £49.50 to tenant loans to find £3000 2 days later received details from a company called FLM who needs a guarantor homeowner, I asked my neighbour to do it for me then i sent details, 3 days later i had a call from this young lady and said the money will be in my neighbour account in 24 hours i wasn't happy but didn't mind but at least tenant loans kept their promise. Thank you

ive recently been arranged a loan through these guys had a very good experience operators where polite had a problem where the first loan i was offered required a guarantor, so i phoned there customer services and they found an alternative for me which didnt require one not the best interest rate but then again my credit rating is shot to peices anyway. so im just glad ive got the money i need so i cant sort things out for my child.

these r a waste of space. i paid the £49.50 fee to only be put through to there sister company advantage loans. what rubbish they are. advantage loans then put you through to flm. they dont tell you that you need somebody to go guarentor when u apply.its when u get all the paperwork that it says on there. and...the guarantor must fit alot of requirments, eg...homeowner, earning 800 a month, no ccj's etc...u have to send proof of everything of yours and the guarentors. very high apr and very high payments. leave well alone. i have just managed to get my £49.50 fee back after weeks and weeks.

Another company that takes advantage of people, I paid the fee 8 months ago and havent been found anything. I have applied for my fee back about 5 times and all im told is too write a letter explaining why, which I have and still no reply. If you ever want to get hold of anyone at customer service you are put in a queue for ages but the number for new applicants doesn't even ring its answered straight away. KEEP WELL AWAY.

We recieved an offer like everyone else here from FLM!! Asked for guarantor, gave them 1 who had only just taken out a loan hisself with no problems and told us he was no good. I shall be writing to them to request my money back or watchdog here i come.

Myself and my fiance' also applied to the Tenant Loans ad and then paid the £49.50 to be given a set of docs and to get a guarantor (like everyone else here did) and also got hte whols CGS requesting a further £49.50 for a guaranteed credit card... all I got was a bleeding letter telling me to go to a website and apply through this website for a credit card... I have already applied for that credit card and was refused (as I am fairly new to the country) I still have to build up my credit history... What a load of bull.... Try to stay away from Fresh Finance as well... they did the same con on my fiance'.... I too will be calling watchdog!!!! Thank for the advise guys!!!!

I applied last week for a £5000 loan, I was told that I had been accepted and needed to pay the £49.50 for my loan to be processed. At all stages of the application I requested what sort of conditions would I need to meet to ensure that my loan was accepted (did I need to provide bank statements, id, what rates would I be offered, what payment terms etc), everyone that I spoke to said that they were unable to provide me that information as they are only brokers. I then received an offer of £3000 (total repayable over 3 years £4956.84!!!)which also needed a guarantor. I then called them to questions this as I do not have a bad credit rating (I have paid for a multi agency search in the last month)they said that they had completed a nationwide search of all leanders and this was the best offer they could get for me - what rot!! 6 months ago my bank approved a substantial loan for me which I have never defaulted on. I then requested an alternative lender (out of curiosity), I was told that this would take 48 hours. In the last 10 mins I have received a text saying that this loan has been approved and the documents are on the way but that i should not call them!!! After that i searched the net to see what I could find - the results are not surprising. I have called them back again, they have hung up on me twice, I then called customer services who are leaving me holding for ages before requesting that I call back later. I will follow the advice of the previous blaggers and get my money back, call watchdog and make a real pest of myself. These people are seriously dodgy and you should stay well clear.

me and my partner also applyed with a company named tenant loans which founs us a broker called FLM we paid the 49.50 set up fee,we also learnt that it wasnt as straight foward as that as you then was told you needed a guarantor so we found a very reputable person who earns way over the amount that FLM said he would need and has never been refused credit or defaulted any company....so we thought the moneys in the bank....we thought wrong.FLM acually wrote to us saying that our gaurantor did not meet there criteria which we know is bull****.watchdog here we come!!!!!
