DO NOT TOUCH WITH A BARGE POLE! Incompetent doesn't even begin to describe them. We are in the process of wrestling our management back from these morons. A catalogue of mismanagement, unpaid bills, lies and debts owing. I cannot believe they are still trading.

Hi Everyone,

I am trying to trace a Watchdog programme clip for the 23rd March 2009. CPM were featured negatively here.

I've tried iPlayer and YouTube, but can't seem to find it.

If anyone knows where I can get the link it would be a great help.

We are experiencing massive problems with CPM/RMG Asset Management and want to 'get rid!'.

Unfortunatly, CPM (RMG) are not the only Managaging Agents who do not provide the level of service you would expect. As an invester in greater manchester for the past 10 years I was so fed up with a whole tranch of managing agents I ended up becoming a director of the management company on one site and sueing the Agents for breech of contract.

I also set up my own Property Management Company and now look after several sites a couple of which are ex Trinity Sites, also CPM and Steven Scanlans.

I have also helped some smaller sites to self manage on a self manage transfer agreement. Most leaseholders are not aware that they have rights under the terms of there lease. and most Managing agents don't see the leaseholders as the client(s). The fact is they are appointed by the developer / builders and usuall on a low start out service charge budget which cant be achieved, only to hit the leaseholders with either a massive increase or a levy at the end of the year.

In my experience, if you are honest and present a budget to the leaseholders against a long term plan, say three years, they understand and will accept the service charges.

Furthermore, some of the invester deals that have been done have meant that in the first couple of years the service charge income was very low and those who have been paying have also had to pay levies due to those who do not pay.

As managing agents dont make any money out of chasing debts, they are slow to react and increasingly they are writing of lomg term debts to remove the problem. No way, start the court proceeding straight away and write to the mortgage companies who have the registered charge on the property, they will cough up in the end.

I SAY DON'T BECOME COMPLACENT, GET INVOLVED AND MAKE SOME CHANGES.

This company has managed my property for three years and they always forget to attend to the communal arear in front of my flat. Now they say I am not on their system. They take plenty of money from me every month, I am fed up with them, they are useless.

I am Director of a Residents Management Company (RMC) for a block of apartments on a large site called Kingsmead located in Northwich, Cheshire.

I sacked CPM back in September 2006 due a constant up-hill battle with them having suffered from their appalling standards and practices for a couple of years!

Horrors include:

They left us with unpaid electricity bills for common parts in excess of £7,000! (unknown to us)
allowing the freeholder to arrange block buildings insurance (where we saw 100% increase in our premium one year but the freeholder had no right what so ever to arrange block buildings insurance according to our lease. CPM failed to challenge them and notify us about this problem.)
Serious service charge arrears (CPM failed to chase leaseholders who hadn't paid any service charge even beyond a 12 month period.)

The list goes on...

two other small apartment developments on the Kingsmead site, followed in sacking CPM, the latest being in July 2007.

CPM are now left managing just the grounds of the Kingsmead estate (for 1248 houses) and we are currently wrestling control of this particular management company from the developers and thus we plan to sack CPM as soon as we possibly can!

When we have done this, CPM will be history on Kingsmead in Northwich, Cheshire! and we will NEVER go near them EVER AGAIN!

Please,please,please do not have this company as your management agent.!!!In my opinion they are an absolute disgrace.They do not return phone calls,do not carry out repairs and basically do not care.We sacked this company last year and the new company are professionals....unlike this bunch of cowboys!!

This company is horrendous!!! So much so that I am in the process of writing a whole website dedicated to my experience of them. A catalogue of incompetance; mis-management; mis-appropriation of funds; ignorance of, and indiferrence to, their obligations and resposibilities under the lease; and near criminal negligence in performing their duties. This combined with a level of customer 'care' that ranged from indifference - through obnoxious arrogance - to menacing intimidation.

We [I and a group of active residents] had a 3&1/2 year battle with this firm. A period of time in which they put our Management Company into the red by failing to invoice for a 4 month period, failed on repeated occasions to uphold the covenants of the lease, let a brand new estate slip into dis-repair, employed a grounds team based 75 miles away, and paid themselves and their sister companies inordinate sumns of money for this 'service' to the residents. We finally wrestled control of our Management company from them only to be confronted with accounting and financial records that have the transparency of a brick wall, incomplete record keeping, obstruction of requested information and a strategy of silence & diversion, ignoring any 'difficult' questions.
